Expert Witnessing

Expert Witnesses in

Construction, Maintenance and Asset Performance

We provide independent expert analysis on building maintenance, capital planning and construction outcomes. Our work is grounded in real data from invoices, servicing logs and project records, translated into finance led findings that courts and tribunals can rely on. We act for solicitors, insurers, asset owners, asset managers, housing providers, developers and facilities management companies.

Where We Help?

  • Maintenance related disputes
Reasonableness of maintenance regimes, suitability of PPM strategies, and the cause of reactive failures. We assess whether preventative maintenance was properly undertaken or if issues stem from historical neglect.

  • Contractor performance and servicing quality
Patterns that indicate missed preventative maintenance, ineffective repairs, or non-compliance with servicing obligations.

  • Capital planning and lifecycle decisions
Determining whether earlier replacement would have reduced risk or cost, and whether deferral decisions were financially justifiable.

  • Quantum and cost reasonableness
Reviewing invoiced works, variations, scope creep, and benchmarking costs against lifecycle expectations and market norms.

  • Handover and DLP issues
Clarity of asset information, service history, and whether defects or early failures were foreseeable from available records.

  • Service charge disputes
Evaluating alignment of spending with lease and statutory obligations, and providing evidence to support allocation decisions.

  • Evaluation of O&M compliance
Reviewing whether Operation & Maintenance manuals were followed, and assessing whether non-compliance would have had a material impact on asset performance, deterioration, or premature failure.

What We Review?

Our method relies primarily on existing financial and servicing records, rather than subjective opinion. By analysing invoices, cost logs, and lifecycle data, we provide an objective view of asset performance and maintenance decisions. This reduces the need for intrusive site inspections unless specifically required.
